7 Reasons to Use a Broker

83% of Canadians choose to shop for themselves when it comes to mortgages (2006 CMHC study), but that number drops to 75% for 1st time home buyers. A trend is forming among new buyers to use a mortgage broker to shop for the best mortgage for them.

1) Does your previous mortgage story include fighting, arguing and begging for the best rate at your bank?

With a mortgage broker, those days are over. I shop for the best rates and products from over 70 different well known Banks, Credit Unions and Trust Companies. You will never have to beg or ask twice again.

2) Does your bank offer you the best products and services?

Unless you shop the market, you will have no idea if the mortgage you have is the best mortgage for you. Options like repayment privileges, portability, or early payout penalty can differ vastly between lenders. You pick what’s important to you and I find it.

3) Will your bank stay open extra hours to meet with you?

Ever get frustrated with banker’s hours, voice mail systems and waiting endlessly for call backs? I can meet with you where it is convenient, and when it is convenient for you. You can also contact me by direct email at stevebucher@telus.blackberry.net anytime of day or night.

4) Why can’t you just shop for yourself?

Mortgage Intelligence negotiates discounted mortgage rates with our lenders for the privilege of us sending them our clients. You likely do not have the negotiating power of over 800 mortgage consultants and almost 7 billion dollars in mortgage volume (2007).

Further, I protect your credit rating by taking only one credit bureau and using it with every lender. If you approach five different lenders, they will require up to five credit bureaus. Each bureau lowers your score...so, shopping for yourself can sabotage your credit score!

5) The bank said no...so what can you do now?

The mortgage market is expanding and so are the number of products. I have access to over 70 different lending institutions and even private individuals. Your story will match a product out there today, or we will develop a plan to get you there.

6) Who does a broker work for?

I work for you, never the banks. I appreciate the opportunity to earn your business. I want to find you the best product at the best rate I can, so you can live out your dreams, the way you want them to be. Your plans, your choices, your mortgage!

7) How is a broker paid?

You don’t pay anything! Lenders provide finder`s fees for brokers. If I cannot find you a lender, I do not get paid.
